Stamp Duty Valuations

Our stamp duty valuation reports are regularly relied upon for assessment purposes by Revenue NSW, the ACT Revenue Office, and the State Revenue Office of Victoria, with all assessments completed by a Certified Practising Valuer with extensive experience in the preparation of stamp duty valuations.

When a property is transferred between related parties or sold off market, the Office of State Revenue requires a transfer (stamp) duty valuation prepared by an independent valuer to assess the property's fair market value. The valuer's final opinion of value is then relied upon by the State Revenue Office to calculate the amount of duty payable on the transfer of ownership interest.

Guardian Property Valuers regularly provides transfer duty valuations for private clients, conveyancers and solicitors.

Beyond $1,240,000

$50,212 plus $5.50 for every $100 over $1,240,000

Based on the applicable State Revenue transfer duty thresholds, the adopted value stated in the certificate section of the valuation report is relied upon by the Office of State Revenue to calculate the amount of duty payable.

Accordingly, it is important that a specialised stamp duty valuer is appointed to determine an appropriate fair market value, so that the duty is assessed correctly and no more duty is paid than what is required under the applicable legislation.
