What is a Probate Valuation?

A deceased estate valuation involves determining the market value of a deceased person’s assets as at the date of death. This valuation is crucial for a range of legal and financial purposes, including probate proceedings, asset distribution, tax assessments, and ensuring that beneficiaries receive their fair entitlements.

When a loved one passes away, it is the responsibility of the executor (or administrator) of a will to value the entire estate, including the deceased’s real property. They must provide an accurate estimate of the total asset value to ensure tax obligations and beneficiary entitlements are fairly distributed.

The Supreme Court requires a Certified Practicing Valuer to provide the executor with an accurate valuation of the deceased's property portfolio as at the date of death in order to successfully grant probate (or letters of administration).
